Property factor comparison & benchmarking
Better factoring decisions — powered by facts.
CompareMyFactor.com helps Scottish home owners check if they’re overpaying, compare property factor fees and see how their building compares — privately, securely and using real factor bills.
CompareMyFactor.com isn’t a property factor and we don’t sell your details to factors. Our role is to help owners understand property factor costs and make better decisions together.
Start with your building’s factor bill
Enter your postcode, tell us which building you’re in, and upload your most recent property factor bill. We’ll use it to understand how your factor fees compare against similar Scottish developments.
How CompareMyFactor.com helps Scottish home owners
We use the factor bills owners already receive to build a clearer picture of value, fairness and service — and to give whole stairs and developments a shared view of the facts about their property factor costs.
How the factor comparison works
- Upload your factor bill. You and other owners share recent property factor bills securely.
- We benchmark factor fees. We compare costs, transparency and service against similar Scottish buildings.
- You decide together. If the data suggests better options, we help you explore them as a group — in line with your title deeds.
Why owners use Compare My Factor
Real factor bills, not guesses
We work from actual property factor bills, so comparisons are grounded in what owners are really paying — not generic averages or marketing claims.
Designed for groups, not just individuals
Any change of factor needs majority support. We focus on giving the whole stair or development a shared view of the facts so you can decide together.
Independent & owner-first
Compare My Factor is independent. We’re not tied to any one factor and we don’t take commission for steering you to a particular provider.
Compare property factor fees in Scotland
Many Scottish home owners aren’t sure whether their property factor’s costs are fair. By collecting and benchmarking real factor bills, CompareMyFactor.com helps you understand how your fees compare to similar buildings and developments.
When you upload your factor bill, we look at key elements such as core management fees, repair charges, admin fees and insurance commissions. We then compare these against anonymised data from other Scottish buildings so you can see whether your factor appears low, typical or high for your type of property.
This kind of transparent, data-led comparison can be especially helpful if you’re:
- concerned that your factor fees have risen faster than expected,
- considering whether it’s time to review your current property factor, or
- trying to explain factor costs to new owners or neighbours.
If you want to understand your factor’s charges in more depth, start by uploading a recent factor bill and we’ll help you put those numbers in context.
How your factor compares (example view)
Here’s the kind of information Compare My Factor will show you as we gather more bills from your building and similar developments across Scotland.
Your current factor
- Cost level: Medium–High
- Transparency: Mixed — some line items unclear
- Service feedback: To be confirmed from owners
Similar Scottish buildings
- Typical core fee: £X – £Y per property/month
- Admin on repairs: Often 10–15%
- Insurance approach: Commission declared, options offered
What this means for you
- You may be able to improve value and/or service.
- We’ll never suggest a switch unless the data supports it.
- Any change would still require majority owner agreement.
Know your rights as a Scottish home owner
If you own a property in Scotland and use a property factor, you have specific rights under the Property Factors (Scotland) Act 2011 and its Code of Conduct. Understanding these rights can help when you’re reviewing factor charges or considering a change.
Written Statement of Services
Your factor must give you a clear written statement explaining what they do, how they charge, and how you can complain. This is a key reference when you’re comparing factor services or fees.
Clear billing
Bills should show what you’re paying for, including any admin fees or commissions on insurance or repairs. If you’re unsure what a charge relates to, you’re entitled to ask for an explanation.
Registered factor
Your factor must be registered on the Scottish Property Factor Register. You can check this online on the Scottish Property Factor Register .
Complaints and Tribunal
If issues aren’t resolved through the factor’s complaints process, you can apply to the First-tier Tribunal (Housing and Property Chamber) . They can decide whether your factor has failed to comply with the Code of Conduct or their duties.
Compare My Factor is independent and doesn’t take sides. We help you understand how your factor is performing so you can make informed decisions as a group, backed by both data and your rights as a Scottish homeowner.
